Tired of the same old bathroom, kitchen, or bedroom, and want to revitalize these places with a new color or just a fresh coat of paint, or perhaps new plumbing and/or electrical fixtures or flooring?
Are you ready to sell your home and realize or have been told by your agent it needs to be brought up to date with a trending color of paint, maybe a vanity in the bathroom or a new sink in the kitchen; maybe new electrical fixtures? It’s a proven fact that most perspective home buyers are more caught up in the curb appeal than in the actual bones of the home. Many home buyers want a turnkey home. A place they can move into and not need to paint or replace a bunch of things. Many have spent their savings on the actual purchase, and couldn’t afford to make these improvements themselves even if they wanted to. New faucets, lighting fixtures and fans as well as a coat of paint, and even new floors are an inexpensive way to force the appreciation of your home up as much as 20% or more, and can go a long way to not only making your house into a home, but also making it more appealing to a perspective buyer.
PRE-HOME INSPECTION CONSULATION
We specialize in preparing your home for resale. Don’t allow a home inspector to give any perspective buyers the ammunition needed to chisel you down on your asking price. We can come give you a pre-home inspection consultation. Walk through your home just as a home inspector will and provide you with a detailed report, listing the items that need to be addressed prior any actual home inspection buyers will have done. We will address electrical and mechanical systems to be sure that everything is fully functional and up to code. We are especially cognizant of the items that are used most frequently as price reduction tools, such as the roof, Heating and A/C system, and the water heater. Often times we can catch, bring to your attention, and repair or replace any issues for a fraction of what it may cost you when the perspective home buyers have had their home inspection and you have already reached the negotiation stage of the selling process with them.
Additionally, we will also provide you with a quote for the requisite repairs should you like us to do the work. Should you choose to have us do the work the pre-home inspection report is free of charge. Should you decide you would rather have another company make the requisite amendments as listed in our pre-home inspection report, this service will be $150.
